A home inspection is a full house inspection per the American Society of Home Inspectors (ASHI) Standards of Practice. It includes inspection of structural, exterior, interior, plumbing, electrical, and HVAC systems within the house. Pricing varies based on square footage as well as any outbuildings that may also need inspection.

-Home<2,000sq ft- $400**

-Home 2,000 sq ft to 3,000 sq ft- $450

-Home 3,000sq ft to 4,000 sq ft- $500

*$350 for a solo unit with an additional $100 for any additional units.

**ADUs/Outbuildings are inspected at the square footage rates listed above on their own OR are an add on of $100-$300 depending on size with the inspection of another home on the same property. Detached garages and carports are included in the normal inspection and are not charged as extra unless they include living space.

We offer Drinking Water Bacteriological Analysis testing that tests the water quality from your taps in your home specifically for bacteria.

**We recommend this testing for all well water supplied houses.**

-Water Testing- $150

A phased inspection is when we inspect your house while it is still being built to ensure proper building methods. Often called a pre-drywall inspection, the best time for a phased inspection is during the rough in phase when we can see plumbing, electrical, framing/structural components of the house. It will allow you to communicate with your builder if issues arise and remedy them before they get closed into the walls.
